Welcomed to call to inform us about your (1) Current Total Monthly Gross Income (2) Current Total Monthly Loan Instalment (3) Loan Tenure You May Be Entitled To. We may estimate the loan amount you may be entitled.


The following examples show how to calculate (1) Current Total Monthly Gross Income (2) Current Total Monthly Loan Instalment (3) Loan Tenure.

Basic Requirements of the Loan Applicant

To apply for a property loan financing in Malaysia, a loan applicant needs to fulfil the following basic requirements: –

  • He shall be at least 18 years old and shall be capable of entering into a legally binding agreement under Malaysian law;
  • He shall be the only owner or one of the owners of the property. All the owners of the property shall have close relationship with each other such as parents, siblings, husband and wife, children, fiancée, business partner and so on subject to discussion with financiers;
  • He shall have an acceptable credit record as shown in CCRIS & CTOS reports. However, he can improve his credit records based on our professional advice to secure a better chance to secure the loan financing.

Basic Information Needed To Estimate the Loan Amount Entitled

  • Current Total Monthly Gross Income. For those who have no gross income but have a net worth of RM1,000,000 and above in form of cash, property, Public Mutual Fund, bank may consider to approve the loan application.
  • Current Total Monthly Loan Instalment.
  • Loan Tenure You May Be Entitled To.

Calculation of Current Total Monthly Gross Income

Current total monthly gross income shall include all income gained in average per month such as salary, property rental, director fees, bank fixed deposit interest, ASB bonus and sole proprietor business income. Other types of income may be included subject to discussion with financier.

The following example shows how we can calculate the current monthly gross income.

For example:-

Alex has the following current monthly gross income:-

  1. RM4,000 (Monthly Pay Slip Net Salary – after deducting items shown in the monthly salary pay slip i.e. EPF / Perkeso / income tax / education loan instalment / other items if any from the gross income in the monthly pay slip).
  2. RM1,760 (Bank generally adopts only 80% of the total monthly property rental and this adopted 80% of monthly property rental shall be divided by number of owners of the property. For example, the property is owned by Alex and his wife. The monthly property rental they received is RM4,400 which shall be divided by 2 persons since the property is owned by two persons, namely, Alex and his wife. Therefore,RM4,400 shall be divided by 2 persons equivalent to RM2,200. Only 80% of RM2,200 equivalent to RM1,760 shall be adopted by the bank.
  3. RM3,000 (Monthly Director fee).
  4. RM1,000 (Interest of Monthly Bank Fixed Deposit – Bank generally adopts 3% interest per year to fixed deposit amount i.e. Alex has RM400,000 fixed deposit in bank – RM400,000 x 3% equivalent to RM12,000 divided by 12 months equivalent to RM1,000 per month).
  5. RM667 (ASB bonus per month – Bank generally adopts 80% of the ASB bonus i.e. Alex received ASB bonus of RM10,000 yearly. Only 80% of the RM10,000 shall be adopted equivalent to RM8,000 which is divided by 12 months equivalent to RM667 per month).
  6. RM4,800 (Sole Proprietor Business Income – Bank generally adopts 20% of the average last 6 months credit amount in the sole proprietor business current account and then adopt 80% of the amount of the aforementioned 20% of the credit amount i.e. Alex has a total last 6 months of credit amount of RM180,000. Then the calculation shall be RM180,000 divided by 6 months equivalent to RM30,000. Then, RM30,000 x 20% x 80% = RM4,800.

We can total up the above income items to summarize Alex’s current total monthly gross income as below:-

RM4,000 + RM1,760 + RM3,000 + RM1,000 + RM667 + RM4,800
= RM15,227 (Current Total Monthly Gross Income

Remarks:

  • All the above current monthly gross income shall be proven by way of showing that the gross incomes are credited into his account or by some other ways in which he has received the gross income i.e. contra of assets, cash and so on.

Calculation of Current Total Monthly Loan Instalment

Current total monthly loan Instalment shall include all monthly loan instalments mentioned in CRRIS report such as vehicle loan, personal loan, property loan, credit card debts, education loan and other loans.

The following example shows how we can calculate the current monthly loan instalment.

For example:-

RM6,000 (monthly vehicle loan instalment) + RM400 (monthly credit card payment) + RM2,000 (monthly personal loan instalment) *Loans which are already deducted from the salary in the monthly salary pay slip shall not be included.

= RM8,400 (Total of Current Monthly Loan Instalment)

Calculation of Loan Tenure

The maximum loan tenure is 30 years up to maximum age of 70. This requirement may be different from one bank to another.

The following example shows how we can calculate the maximum loan tenure.

For example,

Alex is currently 45 years old. He can get a loan tenure of 25 years only up to 70 years old only although the maximum loan tenure is 30 years since the maximum age for loan tenure is up to 70 years old.

Jack is currently 30 years old. He can get a loan tenure of 30 years up to 60 years old only although maximum age for the loan tenure is up to 70 years old because the maximum loan tenure is 30 years.

Other Relevant Matters

  1. Adding a co-borrower to increase the loan amount. All the co-borrowers shall have close relationship with each other such as parents, siblings, husband and wife, children, fiancée, business partner and so on.
  2. Reducing your current total monthly loan instalment to increase the loan amount.
  3. Increasing monthly gross income to increase the loan amount.
  4. Increasing down payment for the purchase of the property to reduce the loan amount to secure the loan financing.

  6. RM4,800(独资经营者业务收入 – 银行通常采用独资经营者经常账户里头过去6个月的平均进账数额的20%, 然后采用上述20%的80%的数额, 如李生经常账户里头过去6个月进账总数额是RM180,000除以6个月相当于RM30,000, 然后RM30,000 x 20%x 80%= RM4,800.

我们可以总计上述收入项目,以总结李生当前的每月总收入如下:

RM4,000 + RM1,760 + RM3,000 + RM1,000 + RM667 + RM4,800
= RM15,227(当前每月总收入数额)

备注:

所有上述当前月度总收入应以证明. 总收入记入其银行帐户或以其他方式收到总收入, 即抵销资产, 现金等的方式予以证明.

计算当前每月总贷款分期付款

目前每月贷款总额包括CRRIS报告中提及的所有每月贷款,如车辆贷款,个人贷款,物业贷款,信用卡债务,教育贷款和其他贷款.

以下示例显示了我们如何计算当前的每月贷款分期付款.

例如:-

RM6,000(每月车辆贷款分期付款)+ RM400(每月信用卡付款)+ RM2,000(每月个人贷款分期付款)*不包括已经从月薪工资单中扣除的贷款。
= RM8,400(当前每月贷款分期付款总额)

贷款期限计算

最高贷款期限为30年直到最高年龄70岁. 贷款期限可能因银行而异.

以下示例显示如何计算最高贷款期限.

例如,

李生目前45岁. 他可以获得25年的贷款期限直到70岁虽然最高贷款期限为30年因为贷款期限的最大年龄高达70岁.

Jack目前30岁. 他可以获得30年贷款期限直到60岁虽然贷款期限的最大年龄高达70岁但最高贷款期限为30年.

其他相关事项

  1. 添加共同借款人以增加贷款金额。所有的借款人应当彼此关系密切,如父母,兄弟姐妹,丈夫和妻子,儿女,未婚妻,商业伙伴等.
  2. 减少您当前的每月总贷款分期付款以增加贷款金额.
  3. 增加每月总收入以增加贷款额.
  4. 增加购买此物业的预付款(头期钱)以减少贷款金额以确保更好的机会获得贷款融资.
